Q: What kind of fees are associated with owning a home at Windsor Palms?

A: At Windsor Palms Resort, you will pay two different home owner association fees. One fee is for the Master Association, and the other is for the individual property's association. The fees as per this writing are as shown below, however, these fees may change and you should always verify directly with the HOA for current figures.

Single Family Homes: $354 per month

Town Homes: $367 per month

Condominiums: $367 per month

Q:What do the fees cover?

A: The master association fees cover services that benefit the entire community, those includes: gate security, clubhouse amenities, general landscaping and maintenance, cable tv, management, legal services, reserves, among other services.

-For single family homes, the HOA fees cover property landscaping, pest control, HOA operations, legal, reserves, among other services.

-For townhomes, the fees cover painting, landscaping, roof, HOA operations, legal, reserves, among other services.

-For condos, the fees cover water, painting, landscaping, roof, building insurance, reserves, HOA operations, legal, among other services.

These services can change without notice, so always contact the home owners association directly for the most up to date information.

Q: I feel my property taxes are too high, what should I do?

A: You may contact the Osceola county tax appraiser's office and request a reassessment or challenge the assessment. Feel free to contact the tax appraiser's office at (407) 742-5000 for more information.

Q: How do I get in touch with the home owner's association?

A: To get in touch with the home owners' association the best contact number is: (407) 390-0062, in addition, you may find direct information for other areas within the community at our resources page.

Q: How is garbage handled at Windsor Palms?

A: Garbage is collected on a daily basis from the garbage can bench located adjacent to the front door of your property. Times vary and it's recommended you place any garbage inside the garbage can early in the morning or the previous evening.

Q: Can I rent my property at Windsor Palms? Are there any rental restrictions?

A: Properties at Windsor Palms can be rented to either long term or short term tenants. Long term tenants are typically ones that stay in the property for over six months. Short term tenants are ones that may stay in the property for as little as three days. Please note that proper licenses have to be obtained from the county for renting your property to short term tenants.

Q: How do I get gate access cards?

A: You must register as an owner with the HOA and purchase gate access cards. In order to register you will need to proof ownership by providing a copy of your property purchase closing statement. Contact the home owners association at(407) 390-0062 for further information.

Q: Is there an onsite rental management company at Windsor Palms?

A: No, there's no onsite rental management company at Windsor Palms, however, there are many competent companies located nearby, consult with your real estate professional for more information.

Q: Can I fence-in my backyard?

A: Fences are not allowed at Windsor Palms.

Q: Can I paint my home a different color?

A: You may paint your property a different color, however, the color must be approved by the HOA. Please consult with the HOA prior to painting your property.

Q: Can I improve/customize my landscaping?

A: You may be able to do small customizations to your landscaping, however, these upgrades must be first approved by the HOA. Consult with them prior to any landscaping changes.

Q: What is unique about Windsor Palms vs some of the nearby communities in the area?

A: Windsor Palms is unique because of its proximity to Disney World, it's various property types and its amenities. There are only a few communities in the area that offer the high level security of a guarded gate entry. Moreover, Windsor Palms offers a host of amenities not commonly in all communities, especially in Windsor Palms' price range. Some of these amenities include, movie theater, basketball and tennis courts, large resort pool, arcade and much more.

Q: Is Windsor Palms the same as Wyndham Palms? What about Windsor Hills or Windsor West Side?

A: Windsor Palms and Wyndham Palms are indeed the same community. The originally name was Wyndham Palms but that name was changed due to some trademark issues with Wyndham Resorts. Windsor Hills and Windsor at West Side are two different communities developed by the same builder, Pulte Homes, who built Windsor Palms.

Q: Windsor Palms is getting older, should I buy a home there now?

A: Although Windsor Palms is getting older, it offers great value for the money. The community is well kept and still looks great, and considering you can buy a pool home starting in the 200's, or a condo in the low 100's, the bang for your buck is perhaps one of the best so close to Disney World.

Q: Can I rent my property at Windsor Palms? Are there any rental restrictions?
